Property values and housing prices are going up in Bella Vista, but it's more a cumulative effect of the continuing growth of Northwest Arkansas. "We're seeing an overall impact of supply and demand," said Larry Kelly, president of the Bentonville/Bella Vista Board of Realtors. All the areas around Bentonville, the home of Wal-Mart and about 450 of that company's vendors, with another 1,500 expected to move here eventually, are booming. Lowell is home to trucking giant J.B Hunt and Springdale is home to food giant Tyson Foods Inc., adding to the population influx and making northwest Arkansas the sixth fastest-growing area in the nation. Benton County alone is the third-fastest growing county in the United States, behind Clark County, home to Las Vegas, and the Tampa/St. Petersburg area in Florida.
Even though property values are going up, Bella Vista is still a great real estate investment, Kelly said.
"You can't buy developed land anywhere cheaper," Kelly said and building costs are considerably higher in Rogers, Bentonville or other metro areas.

Speaking at a March 9, 2006 public forum, Bailey predicted Bella Vista’s population could reach 47,000 by 2015, nearly double its current size. Last year 966 residential building permits were issued in the village, with Bailey anticipating similar growth rates for the next 10 years.
Speaking at the Bentonville/Bella Vista Chamber of Commerce’s Feb. 28, 2005 Governmental Update Luncheon, POA General Manager Tommy Bailey noted that the village – first established as a retirement community in 1965 – now covers more than 50 square miles and includes 230 commercial entities.
The number of Bella Vista homes has grown from 4,369 in 1990 to 10,622 in 2004, he said. Building permits totaled 306 in 2000 and 364 in 2001, but rose to 426 in 2002 and 608 in 2003. Last year, the village issued 840 building permits – a number expected to reach 1,000 in 2005.
Bella Vista’s population also has grown, from 9,083 in 1990 to an estimated 24,000 people last year. Retirement-aged residents, however, make up a smaller percentage of that population – from 49 percent in 1990 to 40 percent in 2004 – while residents under 17 rose from 8 percent in 1990 to 13.6 percent last year.

There is no natural gas service in Bella Vista. You will either be all electric or on Propane. Where you get your propane will depend on if your tank is owned or rented. If rented check with the company that owns the tank.
