Q- What is the cost to get electricity to a lot?
A. - In Fulton County, the first 1/4 mile is free, the next 1/4 mile is $2.00 per foot, and the next 1/4 mile is $4.00 per foot. In Sharp County, it will depend on the distance from existing service and the estimated usage of the proposed house. However, all of the lots we offer can be connected to the electric suppliers system for the following charge to the property owner. In Fulton County the cost is $181.66 which includes a $130.00 refundable deposit, In Sharp County there is a $170.00 refundable deposit.
Q. - What is the cost of a building permit?
A. - The cost of a building permit varies according to the size of the home. For example, for a home up to 1,500 sq. ft. the permit is $480.00 and $180.00 of that is refundable when the home is completed.
Q. - What is the cost of a Septic System?
A. - A septic system on a typical lot will usually cost between $2,500 and $3,500. In addition, you will need a percolation test which typically will cost about $300.00.
Q. - What is the cost of water connection?
A. - The cost to connect to the Cherokee Village Water System is $185.00 for a residential customer.
Q. - Can I get temporary water and electric service?
A. - You can get temporary water and electric service after you have obtained a building permit.
Q. - What is the average square foot cost for new construction?
A. - The cost of new construction in the village is around $60.00 per sq. ft. of heated area and $30.00 per sq. ft. of non-heated area (garage, etc.)
Q. - If I buy two side by side lots can I combine them and then build in the middle of them?
A. - The lots will always be considered two separate lots with two side assessments (about $135.00 per year each) but you can build a house that covers a portion of both lots.
Q. - Are there any areas that allow mobile homes, trailers, shacks in this subdivision?
A. - There is one subdivision in Cherokee Village that is for mobile homes only. In all other subdivisions mobile homes are prohibited. Trailers, shacks, etc. are prohibited.
Q. - Can I park an RV on my property?
A. - An RV may be parked at a residence on a temporary basis. An RV can not be parked on a lot that does not have a residence. There is an RV Park available for property owners and their guests.
Q. - Is power overhead or underground?
A. - In most of Cherokee Village power is overhead.
Q. - Is the lake a fishing lake with maximum speeds?
A. - Cherokee Village has 7 lakes and all have good fishing. Waterskiing is allowed on the two largest lakes. The other lakes have a 10 m.p.h. speed limit.
Q. - Can you swim in the lakes?
A. - Swimming is allowed in all of the village lakes. In addition, we have a sand beach on lake Sequoyah for property owners and their guests.
Q. - Is the golf club private?
A. - The two golf courses are owned by the Suburban Improvement District, which holds Title for the benefit of the property owners. As a property owner you automatically have access to the golf courses. Either by paying a daily greens fee or by paying an annual membership fee. If you don't golf you don't have any cost other than the annual SID Assessment which is about $135.00 per lot per year.
Q. - What are the conditions of the roads?
A. - The roads in the area where we offer lots are in good condition. There are some areas in Cherokee Village where the roads need repair.
Q. - Are you required to environmental impact studies before building?
A. - No
Q. - Are there any environmental concerns in the area?
A. - None that we are aware of.
Q. - Can you drill your own well?
A. - Private wells are prohibited. We have a central water system that is available to all lots.
Q. - What are the SID Assessments?
A. - The Suburban Improvement District (SID) owns and maintains the two golf courses, the seven lakes, the two recreation centers, many parks, and the fire department. It receives some of its funds from use fees and the balance from an annual assessment it levies against each lot. The assessment averages $135.00 per lot per year. There is no increase in the assessment anticipated at this time.
Q. - How much are the Real Estate taxes each year?
A. - The actual Real Estate tax will be between $5.00 and $10.00 each year. In addition, the SID Assessment will be about $135.00 each year. Both of these charges appear on your tax bill and must be paid at the same time. Payment is due on or before October 10th each year.

Arkansas became the 25th state in 1836, deriving its name from the French word meaning "downriver people" which describes the Quapaw people who settled along the Arkansas River.
