Frequently Asked Questions Is R&F Land Investments a Realtor or Broker? No. We are not Realtors or Brokers. We are Private Investors, this is the reason why our pricing is so low. Realtors and Brokers sell real estate that belongs to others, and they earn a commission from the sale. We own all of the properties we sell and we sell them directly to the public, thereby avoiding the Realtor's commission, and allowing us to sell our properties for the lowest possible price. Are there roads to these properties? You can drive to all of the properties we sell. We will not sell a property which does not have road access. The majority of our properties have paved roads right to the property line. Some of the properties we sell do have dirt roads, however, accessible with any car. A few of our parcels may be located in remote areas, which may have poor dirt or gravel roads. In these rare cases, we will make note of poor road conditions in the property description. What is the zoning of these properties? The majority of the properties we sell are strictly zoned for residential use. Some allow mobile homes and some don’t, and in many cases the zoning could be mixed. We try to provide accurate zoning information to the best of our knowledge for each property we sell. However, if you have any questions related to any particular zoning of any property, we encourage you to contact the county planner where the property is located and give them the APN number or legal description for the property you're interested in. Do the properties have utilities? Many of the properties we sell are located in areas that are served by city water. In these cases, water may be obtained by simply connecting to the water supply near the property line. In other cases, city water is not available, and it is necessary to drill a well. Be sure to read the individual property page for water information about that specific property. Do the properties have electricity? Many of the properties we sell are located in areas that have electricity at the lot or in the surroundings. In some cases, the electricity is just across the street or down the road. Is the land approved for a septic system? Many of our lots are within city limits and may have sewer service available in the street. Some of our lots have existing septic systems while others may need septic system installed. Again this needs to be checked on each individual property description to see what the status is for a specific property. Can I build a home on the land? Most of the properties we sell are zoned for residential or mixed use which allows for homes and mobile homes. You should check with the county zoning department for up to date setback and building regulations for properties you are interested in. How much are the closing costs? For any cash deal for a Warranty Deed transaction, we handle all closing costs. If the buyer decides to close through a Title company of seller’s choice, then the buyer would be responsible for all closing costs (including the seller’s). Who owns the properties being sold at R&F Land Investments, Inc.? All of the properties we sell belong to R&F Land Investments, Inc. which is the corporate entity that owns R&F Land Investments, Inc. On rare occasions, we might have lots that belong to our clients and we will notify you in the description of the lot. Is it possible to check and visit the property before buying? You are welcome to research any property before you make a purchase and, we would encourage you to do so. However, we cannot guarantee that the lot you are buying will still be available upon your return from the inspection unless you reserve it with a Contract. Can I buy more than one property? Yes. We have many buyers who choose to purchase several properties at one time. What type of financing do you offer? We offer owner financing on most of our properties. It is extremely simple. We own the land and we will finance the land for you. All you need to do is put down a small down payment, typically 25% - 30% [of the total cost?]and pay low monthly payments. You don't need to qualify for a bank loan. You don't even need to fill out a loan application. Everyone qualifies! Do I pay any kind of sales tax or real estate transfer tax when I buy land from your company? No. There is no sales tax on real property sales. In some instances, a homeowner’s association will charge a small transfer fee. In this case, we will pay the fee if it is a Cash/Deed transaction. Also in some states there are Intangible Taxes and/or Document Stamps (Taxes) charged by the State. We will pay all fees as long as it is a Cash/Deed transaction. If you would like to close through a Title company, then the buyer will be responsible for ALL fees. The reason we do it this way is because title companies take too long to close and we prefer to avoid a lengthy process. By the time the Title Company closes a deal, we could have purchased and sold many more properties. Who pays the property taxes on the land I buy? Every property we sell is current on property taxes and any related association fees. Once the land is transferred into your name, you become fully responsible for any property taxes and association fees that become due. |
